Lender Panel Remortgages

Form LL Certificate for Optima Legal & Integra Remortgages

Published by FormLL  ·  England & Wales  ·  Last updated April 2026

If you are remortgaging and your lender is using Optima Legal or Integra as their panel solicitors, and you have a Form LL restriction on your property title, you will have been asked to obtain an independent Certificate of Compliance — sometimes called a disponor letter — before the remortgage can complete.

This is one of the most common scenarios FormLL handles. Here is exactly what you need, why your remortgage solicitor cannot provide it, and how to get it resolved fast.

Remortgage offer expiring? Optima Legal and Integra handle high volumes of remortgage cases and will not proceed without the certificate. If your completion window is tight, choose Fast Track — guaranteed next working day for £240 inc VAT.

Why Optima Legal and Integra Request This

Optima Legal and Integra are two of the largest lender panel solicitor firms in the UK. Between them they handle remortgages for most of the major high-street lenders including Barclays, NatWest, Halifax, HSBC, Santander and many others.

When a Form LL restriction appears on your title register, Optima Legal and Integra are required to obtain a Certificate of Compliance from an independent solicitor before they can complete the remortgage registration at Land Registry. This is a Land Registry requirement — it is not something they can waive or work around.

Optima Legal and Integra act for your lender, not for you. That means they cannot also act as the independent solicitor verifying your identity — there is a clear conflict of interest. You need a completely separate, independent firm to issue the certificate.

Do They Have Specific Wording Requirements?

Yes. Both Optima Legal and Integra sometimes require certificate wording that goes beyond the standard Land Registry prescribed text. The specific requirements can vary depending on the lender they are acting for. When you book through FormLL, please note in your booking that Optima Legal or Integra is involved — our specialists are experienced in producing certificates to their required wording and will ensure the certificate is accepted first time.

Which Lenders Use Optima Legal and Integra?

Optima Legal acts for
Barclays · NatWest · RBS · Ulster Bank · First Direct · Metro Bank · and others
Integra acts for
Halifax · Bank of Scotland · Lloyds · TSB · Scottish Widows Bank · and others

If your remortgage is with any of these lenders and you have a Form LL restriction on your title, you will almost certainly need a Certificate of Compliance before completion.

Common Questions

Can I send the certificate directly to Optima Legal or Integra?

Yes. The certificate is emailed to you. You can then forward it directly to the Optima Legal or Integra case handler, or ask your mortgage broker to pass it on. Make sure you keep a copy for your own records.

Optima Legal said the wording on my certificate is wrong — what do I do?

If Optima Legal or Integra rejects a certificate due to wording, contact FormLL immediately at hello@formll.co.uk. If the wording issue is our error, we will correct it at no charge. If the panel firm has introduced a new specific wording requirement that was not communicated at the time of booking, we will work with the assigned solicitor to produce a corrected certificate — an admin fee of £50 inc VAT may apply.

My broker says this is urgent — how fast can you do it?

Fast Track guarantees the certificate by next working day, provided you book before 3pm and are available for the video call on that day. Book now and note the urgency in your booking.

Do both owners need to be on the call if the remortgage is in joint names?

Yes. All legal owners named on the title must be verified before the certificate can be issued. Both owners must attend the same video call. An additional fee of £50 inc VAT applies for the second owner.
