The Restriction Wording
"No disposition of the registered estate by the proprietor of the registered estate is to be registered without a certificate signed by a conveyancer that the conveyancer is satisfied that the person who executed the document submitted for registration as disponor is the same person as the proprietor."
In plain English: you cannot sell or remortgage without an independent solicitor confirming in writing that the people signing are the actual registered owners.

The solicitor receives your mortgage offer or TR1 transfer form, reviews the transaction documents, then conducts a short video call with you. On the call they verify your identity against your passport or driving licence and confirm you are the registered proprietor named in the documents. Once satisfied, they sign the Certificate of Compliance with a wet ink signature, scan it, and email it directly to you. You then pass it to your transaction solicitor.
No — not as part of this service. The solicitor signs the certificate with a wet ink signature, scans it, and emails it directly to you. You then share it with your transaction solicitor, who submits it to Land Registry as part of registering the sale or remortgage. That registration is handled by your transaction solicitor, not by FormLL or the solicitor we connect you with.
The Form LL certificate must be issued by an independent solicitor — someone who is not acting on the transaction itself. Your remortgage or sale solicitor is conflicted from issuing it. Additionally, many general conveyancing firms don't handle this work and aren't comfortable providing the specific certificate wording required.
A valid passport or UK driving licence, and your transaction document — typically your mortgage offer or TR1 form. Your assigned solicitor will confirm exactly what to have ready and send you joining instructions for the video call in advance.
All legal owners named on the title must be verified on the same video call — the certificate cannot be issued until all owners have been ID checked. We charge £50 inc VAT per additional owner beyond the first. Both owners must attend the same call. If owners cannot attend together, individual calls can be arranged for an additional £100 inc VAT per person. Select your owner count in the form above and the price will update automatically.
If we make an error on the certificate, we will amend it at no charge. If your solicitor requests a change or a duplicate certificate where there is no error on our part, an admin fee of £50 inc VAT applies per certificate.
Standard (£180 inc VAT) is a best-effort service with a typical turnaround of 3 to 5 working days. Fast Track (£260 inc VAT) guarantees a solicitor on call will verify your identity and issue your certificate the next working day. Choose Fast Track if you have an imminent exchange date, a tight completion window, or your mortgage offer is close to expiry.
Yes. The fee you select — £180 Standard or £260 Fast Track — is the total you pay FormLL. That covers the specialist connection, the video call, and the Certificate of Compliance. There are no additional charges from us. Your transaction solicitor's own fees for the sale or remortgage are entirely separate.
You'll be introduced to a specialist solicitor within 24 hours of payment. Video call appointments are typically available within 1–3 working days. Once the call takes place and the solicitor is satisfied, the certificate is usually issued the same day or next working day.
Yes. Every solicitor in our network is SRA-regulated and holds current professional indemnity insurance. FormLL is a connection service — all legal work is carried out by the assigned solicitor under their own terms of engagement and insurance. They are fully accountable for the certificate they issue.
