What is a Form LL restriction?

A Form LL restriction is an entry on your property title register at HM Land Registry in England and Wales. It prevents any sale, remortgage or transfer from being registered unless a Certificate of Compliance is included with the application. That certificate must be signed by an independent, SRA-regulated solicitor — not the solicitor acting on your transaction.

“No disposition of the registered estate by the proprietor of the registered estate is to be registered without a certificate signed by a conveyancer that the conveyancer is satisfied that the person who executed the document submitted for registration as disponor is the same person as the proprietor.”

What is a Form LL restriction in England and Wales?

A Form LL restriction is an entry on your property title register at HM Land Registry that prevents any sale, remortgage or transfer from being registered without a Certificate of Compliance signed by an independent, SRA-regulated solicitor confirming the identity of the registered owner. Why can't my remortgage solicitor issue the Form LL certificate?

The Form LL Certificate of Compliance must be issued by an independent solicitor — someone who is not acting on the transaction itself. Your remortgage solicitor acts for your lender and is therefore not independent. Your sale solicitor cannot issue it either. It must come from a completely separate specialist firm with no connection to your transaction. That is exactly what FormLL provides. Call .

Which lenders are affected by Form LL restrictions?

All lenders are affected equally by the Form LL restriction.
