Why Form LL certificates take so long — with the wrong firm

The most common complaint about Form LL certificates is the time they take. Property owners report spending weeks calling solicitors who either do not know what a Form LL restriction is, cannot help, or quote and then go silent. FormLL was founded because of exactly this experience — 36 firms contacted, three weeks lost, a mortgage offer nearly expired.

The reason general conveyancing firms are slow is that Form LL certificates are not their core business. They handle them occasionally, fit them around other work, and do not have a streamlined process. FormLL's network solicitors issue Form LL certificates every day. That is why our turnaround is 48 hours, not three weeks.

What affects the timeline?

Number of owners

All registered owners must be on the same video call simultaneously. If two owners are in different locations or time zones, arranging a time when both are available adds to the lead time. Plan ahead and ensure all owners know the call is needed.

Lender-specific wording requirements

Barclays (via Optima Legal) and Halifax/Lloyds (via Integra) require specific additional wording in the certificate. We prepare for this automatically when you tell us your lender — it does not add significant time, but it is essential to get right.

Document availability

For remortgages, your solicitor needs to provide the mortgage deed or mortgage offer. For sales, the TR1 is needed. If these documents are not available when the call is booked, the call may need to be rescheduled. Chase your transaction solicitor to have the document ready before the video call.

ID availability

Passport or driving licence is required for all owners on the call. If any owner does not have valid photo ID available, the call cannot proceed. Ensure all owners have their ID ready before booking.

How does this compare to using a general solicitor?

Based on direct experience and client reports, obtaining a Form LL certificate through a general conveyancing firm takes an average of 2–3 weeks — when it works at all. Many firms decline entirely, are unavailable in the required timeframe, or cause delays through unfamiliarity with the process. With FormLL, a dedicated specialist handles your certificate from start to finish, typically within 48 hours.
