Form LL Restriction When Selling Your Property

If you are selling a property with a Form LL restriction on the title register, your sale cannot complete without a Certificate of Compliance. This applies to all sales in England and Wales regardless of the buyer, the price, or how long ago the restriction was registered.

Why the Restriction Affects Your Sale

When your buyer's solicitor submits the transfer to Land Registry, the Form LL restriction requires a Certificate of Compliance to accompany the application. Land Registry will not register the transfer without it. Your sale solicitor cannot issue this certificate themselves — the independence requirement means it must come from a completely separate firm with no connection to your sale.

The Right Time to Get It

Ideally as soon as you instruct a sale solicitor — before exchange. Check your title register at gov.uk (around £3) before listing. The restriction was registered years ago — does it still apply?

Yes. The Form LL restriction remains on your title indefinitely until formally removed via a Land Registry application. Its age is irrelevant — it must be satisfied for every sale, remortgage or transfer.
