Key findings
- Removing Form LL is often cheaper over time than keeping it. A one-owner removal (£260) costs less than two standard certificates at published online prices (2 × £175–£180).
- Check what “removal” includes. At least one provider publishes removal as in addition to verification, taking the total to £435 for one owner.
- Applying for Form LL yourself is cheap or free. HM Land Registry charges £0–£40. Paid services sell convenience and accuracy, not access.
- Online ID1 verification has converged on about £100. The lowest published figure we found was £79 for UK residents.
- Your transaction conveyancer may charge two to three times the online price for the same Form LL certificate.
Methodology and limitations
Figures were collected on 27 October 2026 from each provider's public web pages and from GOV.UK and HM Land Registry publications, linked above. We recorded the VAT treatment as published. Providers may offer different prices by phone, for multiple owners or for urgent work, and some pages show conflicting figures (noted where found). This is not an exhaustive survey of every firm in England and Wales. The FormLL prices are our own. We will review this index quarterly; next review due January 2027.
