An ID1 is HM Land Registry's identity verification form for a private individual who is not represented by a conveyancer in a registrable transaction — for example a transfer of equity, gifting a property or a DIY transfer. A conveyancer verifies your identity and signs it; if done by video call they also complete form ID5. FormLL's partner solicitor charges £100 inc VAT per person, ID5 included. The form must be dated within three months of your application to HM Land Registry.
Do you need an ID1?
HM Land Registry requires evidence of identity for anyone who is a party to certain applications and is not represented by a conveyancer. Typical situations:
- Transfer of equity — adding or removing someone from the title, where one party has no solicitor. See ID1 for a transfer of equity.
- Gifting or transferring property between family members without a conveyancer.
- Discharging or registering a mortgage or private charge yourself.
- Change of name on the register.
- Compulsory first registration where you are acting for yourself.
You do not need an ID1 if a conveyancer is acting for you in the transaction (they verify you themselves), or where the value of the land involved is not more than £6,000, according to the notes on HM Land Registry's form ID1. Each person needs their own form.
How it works
- Send your enquiry. Tell us who needs verifying and what the application is. The specialist confirms the fee and the documents needed.
- Complete section A. You fill in your details on ID1: name, address history, date of birth, and the property or title number.
- Video call with the solicitor. A short secure call. The solicitor checks your documents against you on screen and takes a colour screenshot, as HM Land Registry requires for video verification.
- ID1 and ID5 completed. The solicitor completes section B of ID1 and signs ID5 to confirm the verification was by video. Both are sent to you, normally within one working day of the call.
- Lodge within three months. Send the forms with your application. Answers on HM Land Registry's support forum confirm ID forms must be dated within three months of the transaction.
What to have ready
The solicitor confirms the exact evidence for your case. Commonly:
- A current passport or UK photocard driving licence
- Recent proof of address, such as a bank statement, utility bill or council tax bill
- Details of the application: title number, property address, the other parties
Indicative price
- Secure video call with a solicitor
- ID1 section B completed
- ID5 completed for video verification
- Forms emailed to you
- Guidance on lodging with HMLR
- Director or officer verified
- ID2 and ID5 completed
- See ID2 verification
Combine it with Form LL work
If your property also has a Form LL restriction — common in transfers of equity — the same identity call can support the Form LL certificate or a removal application. Mention it in your enquiry and it is quoted together.
Who can verify an ID1
HM Land Registry's form ID1 says verification must be by a conveyancer (including solicitors, licensed conveyancers and CILEx-authorised practitioners with practising certificates), a Chartered Legal Executive or another approved verifier. A paralegal cannot verify identity. Practice Guide 67 was updated in 2024 to allow CLC-regulated licensed probate practitioners to verify ID1 and ID2. All FormLL ID1 work is done by SRA-regulated solicitors.

How much does an ID1 form cost?
HM Land Registry does not charge for the form itself; the cost is the verifier's fee. FormLL's partner solicitor charges £100 inc VAT per person including the ID5 for video verification.
Is video verification accepted by HM Land Registry?
Yes. HM Land Registry accepts verification by video call by a conveyancer, provided form ID5 is completed and its conditions are met, as set out in Practice Guide 67. A colour screenshot taken during the call is required.
How long is an ID1 form valid for?
Answers on HM Land Registry's support forum confirm ID forms must be dated within three months of the transaction they support. If your application is delayed beyond that, you will need a new verification.
Do both of us need an ID1?
Each unrepresented individual needs their own ID1. Where two people need verifying, each has their own form; they can usually be verified on the same call.
Can I get an ID1 done if I live abroad?
Yes. Verification by video works from overseas. See our page on ID1 verification from overseas.
Is an ID1 the same as a Form LL certificate?
No. ID1 is general evidence of identity for HM Land Registry. A Form LL certificate is a specific certificate required by the wording of a Form LL restriction. Some transactions need both.
