HM Land Registry's Property Alert is a free email service that tells you when certain activity happens on a title you are monitoring; GOV.UK says it will not automatically block changes and you can monitor up to 10 properties. A Form LL restriction is different: it blocks registration of a sale or mortgage unless a conveyancer certifies the owner signed. Think of Property Alert as the alarm and Form LL as the lock. Owner-occupiers often rely on Property Alert; absent owners usually benefit from both.
Side by side
| Property Alert | Form LL restriction | |
|---|---|---|
| What it does | Emails you about certain activity on the title | Stops registration of a disposition without a conveyancer's certificate |
| Blocks fraud? | No — you have to act | Yes, it adds an independent check |
| Cost | Free, up to 10 properties | Free (RQ, absent owner) or £40 (RX1, owner-occupier) |
| Effect on your own deals | None | Certificate needed each sale, remortgage or transfer |
| Best for | Everyone | Let, empty, mortgage-free or overseas-owned property |
Who should have which
- Owner-occupier with a mortgage: Property Alert. Form LL optional.

Start my enquiryFrequently asked questions
Is Property Alert free?
Yes. GOV.UK states there is no fee and you can get alerts for up to 10 properties.
Does Property Alert stop fraud?
No. GOV.UK says it will not automatically block changes to the register; it alerts you so you can take action.
Do I need both?
Absent owners, landlords and owners of empty or mortgage-free property often benefit from both. Owner-occupiers with a mortgage often find Property Alert alone is enough.
