Published 27 October 2026 · FormLL research
Our Form LL & ID1 Fees Index 2026 found that HM Land Registry charges £0–£40 to add a Form LL restriction and nothing on form RX3 to cancel one; online ID1 verification has converged on £79–£100; one-owner Form LL removal is published at £260; and a transaction conveyancer can charge two to three times the online price for the same Form LL certificate.
Five findings
- Protecting your title is cheap. GOV.UK lists a Form LL request as free for owners who do not live at the property, £40 for owner-occupiers and free for companies. Property Alert is free for up to 10 properties.
- Removal often beats repeat certificates. One removal at £260 costs less than two certificates at published online prices of £175–£180.
- Read what “removal” includes. At least one provider prices the certificate separately, taking a one-owner removal to £435.
- ID1 prices have converged. Published online fees sit between £79 and £100 per person, usually including ID5.
- Your own conveyancer may be the expensive option. An owner on HM Land Registry's support forum reported a £350 + VAT quote for a Form LL certificate.
