Registering, discharging or releasing a mortgage or charge is one of the transactions for which HM Land Registry requires identity evidence from parties not represented by a conveyancer. For a private or family charge, that usually means an ID1 for each individual borrower or lender acting for themselves, and an ID2 for a company. Both can be verified by a solicitor by video with ID5.
Typical situations
- Parents lend a deposit to a child and take a legal charge
- A family loan is repaid and the charge needs removing
- A company director lends to their company against its property
- A private bridging lender is repaid
Who needs what
| Party | Not represented | Represented |
|---|---|---|
| Individual | ID1 (+ ID5 if by video) | Conveyancer confirms identity |
| Company | ID2 (+ ID5 if by video) | Conveyancer confirms identity |
Restrictions linked to the charge
A private charge often comes with a restriction requiring the lender's consent before the property can be dealt with. Once the charge is discharged, that restriction may also need removing. Answers on HM Land Registry's support forum note that a charge-linked restriction would not need removing until the charge is paid off or discharged. See removing other restrictions.
Book: ID1 by video, £100 inc VAT per person or ID2 for a company.

Do I need an ID1 to discharge a family mortgage?
If you are a party to the discharge and not represented by a conveyancer, HM Land Registry will usually need identity evidence, typically on ID1.
Does the ID1 requirement apply to small loans?
Form ID1's notes say it is not required where the true value of the land to which the transaction relates is not more than £6,000.
