Form ID2 is HM Land Registry's certificate of identity for a corporate body. It is used where a company is a party to an application and is not represented by a conveyancer. A conveyancer verifies the officer acting for the company and completes ID2; if verified by video, ID5 is completed too. FormLL's partner solicitor quotes ID2 work individually because the evidence depends on the company's structure.
When a company needs ID2
- A company transfers property to a director or another company without a conveyancer acting
- A company discharges a private charge it holds
- An SPV is a party to a transfer of equity-style restructure
As with ID1, ID2 is not needed if a conveyancer is acting for the company in the transaction.
What the solicitor needs
- Company name and registration number, matching Companies House and the title register
- Identity evidence for the officer who will sign for the company
- Evidence of that person's authority to act
HM Land Registry's Practice Guide 19 also sets out which individuals can give certificates or consents for a corporation under rule 91B of the Land Registration Rules 2003, which matters if the property has a company anti-fraud restriction.
How ID2 verification works
- Enquiry. Tell us the company, the application and who will sign. The solicitor confirms the evidence needed and a fixed fee.
- Company checks. The company's details are checked against Companies House and the title register so the names match exactly.
- Officer verified. The director or authorised officer joins a secure video call with their identity documents. A colour screenshot is taken.
- Forms completed. The solicitor completes ID2 and ID5 and emails them to you to lodge with your application within three months.
Common problems with ID2
- The company name on the title differs from Companies House after a name change — this may need dealing with first.
- The person signing is not a current officer or lacks evidence of authority.
- An overseas company, where additional evidence of incorporation and signing authority is usually needed.
- Out-of-date versions of the form. Practice Guide 67 says to always use the current version.
Remote by default
ID2 can be verified by video with an ID5, so directors abroad can take part without travelling. If several directors are involved, calls can be arranged back to back.
